• Internal wall plastering with Cement Mortar 1:5 mix,12mm thick
• Ceiling plastering with cement Mortar 1:3 mix, 10mm thick
• External wall plastering with Cement Mortar 1:5 mix, 20 mm thick

Flooring

• Living / Dining/ Staircase / Upper living – Engineered wooden flooring
• Bedroom Flooring - Vitrified floor tiles of size 80 x 80 cm ( brand to be specified)
• Toilets – Floor - Designer antiskid ceramic floor tiles (brand to be specified)
• Toilets – Wall – Designer wall tiles upto false ceiling height (brand to be specified)
• Sitout and Steps – Flamed/ Leather finish granite

Joinery Details – Height to be confirmed – (proposed 2.4 m / 2.25 m also can be considered)

Door window hardware fittings

• Front door - Lock / Handles / Fixtures including tower bolts – Brand and type to be specified

Plumbing

• UPVC pipes with ISI mark ( Finolex / Supreme/ Hycount or equivalent) for all concealed work, and CPVC pipes for hot water lines
• PVC pipes with ISI marks ( Finolex / Supreme /Hycount or equivalent) for all external works
• Concealed flushing systems for all toilets except servant’s toilet
• 2000 L OH water tank for each house , having one solar panel platform
• Pre-fabricated RCC Sump tank and Septic tank of suitable capacities at Ground Level
• Sufficient Soak pits / chambers to be provided along with external drainage

Water proofing – Toilets/ balconies / terraces: Crystallization water proofing – brush applied with Dr. Fixit /Roofit / Equivalent brand with 10 year warranty for material and application
Kitchen / toilet counter top : Granite slab with edge rounding (basic price to be specified)
Hand rails (external and internal) : External grade stainless steel hand rails / MS Paint finish as per design

Construction Materials

Cement

• Approved brands for cement shall be Ambuja / Ultra Tech / Coromandel /ACC – OPC 53 grade

Reinforcement

• All reinforcement used for works shall be Fe 500 grade of Vizag / SAIL / Tata / Jindal / Tulsyan make

Sand

• Washed M sand – for RCC works and block work
• Washed P sand – for plastering works

Aggregates

• 20 mm downgraded aggregates
